What are the condo fees?
Fallswood Condos are amenity rich. Not quite as rich as The Wisconsin directly across the street, but still very nice.
Condo fees range from about $677 a month for a 1-bedroom condo to $877 a month for a 3-bedroom condo. Since there are more 2-bedroom/2-bathroom condos than any other size, an average condo fee would be about $768 a month.
Also, the condo fees include all of the amenities (fitness room, pool, tennis court, grounds maintenance, meeting room, water), plus the overall maintenance of the condo building and the Master Insurance Policy.
Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less (more like a renter's policy). Sometimes think condo fees are high. Yet, if they added up all the maintenance on a single family home over 10 years plus pool and gym memberships and saved time, the fees are actually reasonable.
Are utilities included in the condo fees?
SOME — Owners are responsible for electric. Water is included. You can expect much lower electric bills than you would for a single family home.
How much do the condo fees go up annually?
Condo fees have gone up around 2.7 as an average since 2000. As with financial market disclaimers, past average increases do not mean future increases will be the same. This 17-year time frame provides a good gauge for your budgeting purposes.
What are the assigned Schools?

Are pets allowed?
YES - 2 pets are allowed per condo. One can be a dog up to 25lbs. fully grown. Plus plenty of areas to walk your dog safely along Executive Boulevard and Nicholson Lane.
NOTE: There’s also a new pet hotel called Dr. Boyd’s Veterinary Resort just two blocks away at 11503 Rockville Pike. Plus two veterinarians and a pet hospital within a quarter of a mile walk around the corner on Nebel Street.
Is there Garage Parking?
YES — Underground, secured garage parking conveys with condo purchases. These are deeded space. Some owners do rent out spaces for those looking for additional spaces. This usually runs $125 - $150 a month.
As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if its possible to secure one. Or in the case of a 2nd space, make arrangements to rent one.
GUEST PARKING TIP: Guests can get a parking pass from the concierge desk. You will have to first push the button at the security gate and let them know the unit you're visiting. If you’re having many guests, and all the guest parking spaces are full, there metered spots around the corner all along Executive Boulevard. Also, as of December 2017, there’s a large parking lot just a block away that is free on the weekends.
Washer and Dryers in the unit?
YES - Every condo unit has it's own washer and dryer.
What's involved in renovating a condo unit?
Modifications are permitted to the condo unit, but must meet the condo association guidelines. This is common for all condos. Changes to kitchen cabinets, bathroom vanities, tile, etc. are much simpler to undergo with approvals.
Is there a fitness room?
YES - There's a both a fitness room and a sauna.
Is there a tennis court?
YES - Fallswood Condos have a very nice tennis court and outside grounds surrounding the court. Several playgrounds are available just around the corner on Old Georgetown Road and Tuckerman Lane.
Is there a pool?
YES - Fallswood has a very nice that's visible from many units. There's also a beautiful sundeck around the pool.
Is grilling allowed?
YES - Grilling is allowed using the condo provided grills out on the sundeck. No condos allow grills on balconies.
Is this a secured building?
YES - There's a security gate that requires owners to use a FOB, and guests to ring the concierge desk to be allowed to enter. Guests must check in at the concierge desk. For residents there's a secure, underground parking garage.
Is Extra Storage available?
YES - Every condo unit at Fallswood Condos comes with a storage unit. Storage units are 4' x 6' x 10' (high), and convey with the units. These are not sellable.
Is there a Party Room?
YES - There's a party room one level below the main lobby . You can use this anytime. It can also be reserved for private parties. Arrangements are made through the manager. There's also a separate card room and a billiard table. This is always available to residents.
Who are the internet and cable providers?
Currently Comcast is the internet and cable provider. Verizon FIOS is not available.
Is there a Move-In-Fee?
YES - The current move-in-fee for Fallswood is $250.
What's the closest METRO and how far away?
White Flint METRO is the closest metro to the Fallswood Condominium. It's about 3-4 blocks away. The fastest route is to cut through the shopping center by walking up the sidewalk towards Rockville Pike, and walking left at Woodglen Drive (right takes you to Whole Foods). The other side of the shopping center is Marinelli Road, and the METRO is right there at the corner of Rockville Pike and Marinelli.
