Bethesda Park is a sprawling, older, garden style development just off Parklawn Drive in Rockville, MD 20852. It's just a few blocks off of Randolph Road (and about a 1/2 mile from Rockville Pike). The three streets you'll see for the condo buildings are Academy Way, Crossfield Court, and Braxfield Court.
This part of Parklawn Drive, nearly all the way to Twinbrook Parkway, is mostly industrial and warehouse style businesses. And since the condos are tucked away nicely off Parklawn and surrounded by trees, they are -- if you're unfamiliar with the area -- easy to drive right past.
Yet, Bethesda Park condos are only a mile walk to Twinbrook METRO, and only a 10 minute walk to My Organic Market, Giant Food, restaurants, fitness clubs, and more.
Featuring everything from 1 bedroom unit to 3 bedroom units spread out over multiple buildings, the condo units range from 794 sq. feet to 1,227 square feet. Many units only have one bathroom, even some 3 bedroom units. But most who move here, do so for one major reason: it's currently assigned to a top school district. And it's one of the lease expensive ways for someone to get their kids into these schools. The 1 bedroom condos are sometimes at low as $120,000 and the 3 bedroom condos under $250,000 is possible.
And the new Pike & Rose development, featuring iPics movie theater, the new Canopy by Hilton Hotel, and a handful of restaurants and other shopping, is only 15-20 minute walk away (depending on your pace).

What are the condo fees?
Bethesda Park Condos have solid amenities and a good amount of open space and parking. No fancy fitness center or lobby. These are your typical old school garden style apartments turned condos. But you have a nice outdoor pool, 3 tennis courts, a picnic and grilling area, and your close to the Pike.
And the condo fees include all utilities.
Condo fees range from about $488 a month for the one bedroom condos to $625 a month for 3-bedroom condos. There are more condo 2-bedroom units in the 1,007 - 1,036sq.' range, for an average condo fee of about $559 a month.
In addition to covering all the utilities and pool and tennis courts use -- the condo fee also includes the overall maintenance of the condo building exterior and the Master Insurance Policy.
Condo buildings are different than single family homes or townhomes. You don’t have the same repair or replacement costs of roofs, lawn maintenance, and so on. So your “homeowner’s insurance” policy will cost you less (it's an HO6 policy). Maintenance costs for a home add up over time, and they should be considered to properly evaluate condo fees.
Are utilities included in the condo fees?
YES — ALL utilities are included in the condo fees. You will just have to plan on costs for internet and tv.
How much do the condo fees go up annually?
Condo fees at Bethesda Park have gone up around 2.5 as an average since 2008. As with financial market disclaimers, past average increases do not mean future increases will be the same. However, a 10-year time frame provides a very good estimate of expected future costs for your budgeting purposes.
What are the assigned Schools?

Are pets allowed?
YES - Pets are allowed at Bethesda Park. Each resident is officially allowed two pets. There are only a few breed restrictions (one being Rottweilers). We would always want to verify with the condo association any changes. I have seen people have more than two pets, but just know the rules. As with most rules, unless someone else gets bothered by someone else violating the rules, they usually won't have a problem.
NOTE: There are two veterinarians and a pet hospital within a quarter of a mile walk around the corner on Nebel Street and one just on the corner of Parklawn and Randolph.
Is there Garage Parking?
NO — It's all outdoor parking on the asphalt parking lot. There are plenty of spaces for residents and guests. I've never seen a problem with parking spaces.
Washer and Dryers in the unit?
NO - Each garden style building has a common laundry room. Seriously consider if this is for you. For some people, it doesn't matter. For others, it's really going to bother them.
What's involved in renovating a condo unit?
Renovations are permitted to the condo unit. Changes to kitchen cabinets, bathroom vanities, flooring, tile, etc. are quite common. Any work that could alter the structural integrity of the building must have plan approval first. For the most part, people go about renovations and work inside their condo units here without any formal approval. As long as the work is done during Monday - Friday day time hours, or is limited to quieter work on weekends, there should be no problem. You have to remember, with these kinds of condos, you are going to hear your neighbors coming and going. So people are more used to noise.
Is there a fitness room?
NO - However, there are multiple fitness gym options within a mile (Gold's Gym, Sport & Health, and more)
Is there a tennis court?
YES - Bethesda Park has three tennis courts in one fenced in area. There is a one-time $25 fee for the tennis court key. There's also a picnic area, and multiple playgrounds and trails within a mile.
Is there a pool?
YES - There is an outdoor seasonal pool open from Memorial Day thru Labor Day. There's also a kiddie pool.
Is grilling allowed?
YES - Grilling is allowed at the picnic area. No condos allow grills on balconies for safety reasons.
Is this a secured building?
NO - These are open, walk to your unit garden style condos. So no secured entry in any way.
Is Extra Storage available?
NO - But there are multiple storage facilities literally steps outside of the condo development on Parklawn Drive.
Is there a Party Room?
NO - There is no community room for condo residents. This is a bare bones garden style condo-apartment community in a great school district. It's not like 930 Rose Condos, The Sterling at White Flint METRO Condos, and The Gallery at White Flint Condos.
Who are the internet and cable providers?
Most of condos are already pre-wired for both Verizon FIOS and Comcast from current or previous owners.
Is there a Move-In-Fee?
NO - Moving in is a lot simpler than the high rise condo buildings. No move in fees, and you can get away with moving in on the weekends. But depending on your level, it could be a little more difficult of a move. Remember, no elevators here.
What's the closest METRO and how far away?
Twinbrook METRO is about 1-mile away. So a decent walk, but not unbearable unless extreme weather conditions. Depending on where your condo is located in the complex, this distance increases a little. White Flint METRO is also walkable. You should plan a good 15-20 minutes for walking depending on your pace.
